Real Estate
Our attorney started her legal career with Consumers Energy, as a real estate and right-of-way lawyer. Since leaving Consumers, Kim Savage obtained a real estate broker's license, and now represents both buyers and sellers in residential real estate transactions. Our practice focuses heavily on "By Owner" transactions, but we also regularly work with landlords and tenants. And, we have a unique specialty: easement law (utilities, shared driveways, etc.)
BUYING AND SELLING RESIDENTIAL REAL ESTATE
We frequently represent buyers and sellers in residential real estate transactions. We provide knowledge and expertise that most real estate salespersons don't have, and we play a role in protecting our clients that is very different from theirs. We never act as dual agents - we negotiate with only our clients' best interests in mind, and work to protect our clients' rights throughout the course of the most significant financial transactions of their lives.
Since our attorney, Kim Savage, is also a licensed Michigan real estate broker, the buyers we represent may elect to compensate us for our services by and through real estate commissions paid by the seller. See our "Fees" pages for more details.
PROPERTY MANAGEMENT/LANDLORD-TENANT SERVICES
We represent both landlords and tenants, both in and out of court. For example, we can help either side avoid later issues by carefully negotiating lease terms prior to move-in. We can also help either side with eviction and security deposit-related disputes, and maintenance-related concerns. We work with property management companies, apartment complexes and individual landlords and tenants, and appear in courts in Ingham, Eaton, Livingston, Clinton, Shiawassee and Jackson Counties.
REAL ESTATE LITIGATION
In addition to evictions, we assist clients with land contract forfeitures, property line disputes, disagreements regarding the scope of easements, issues relating to Seller Disclosures and earnest money deposits, etc.
If you've been sued, and that lawsuit relates to a real estate-related issue, contact us right away for assistance. You only have a short window to respond to the other party's complaint, or else they may be entitled to a default judgment against you.
If you have a real estate-related complaint against someone, we can likely help with that, too. Often, disputes can be resolved without litigation, but when litigation is
necessary, we're prepared to fight for what's right.
DOCUMENT DRAFTING/DOCUMENT REVIEW
Need a quit-claim deed, purchase agreement, land contract, lease or similar? Call us for quick, affordable document drafting.
Or, are you in the process of buying a home with the assistance of a real estate agent? Protect your rights, and get us involved as early in the process as possible. The cost is nominal - about the same as a home inspection - and we will work with your real estate agent to make sure your agreements are solid and that your transaction goes smoothly. More importantly, and beyond the services offered by most real estate agents, we will review title, deed restrictions and closing paperwork, and make sure you understand what you're dealing with, and that you're getting exactly what you bargained for.
